General Advice

We are happy to give general advice to anyone, at any time, free of charge. This advice is to help make the evolving property market easier to understand. Advice includes but isn’t exclusive to:

  • Free rental valuation

Let Only Option

The Let Only Option includes all of the marketing features of Finders Option, but also includes the following:

  • Viewings - We will organise and attend all viewings, during our office hours of 9 - 5, Monday - Friday. evening and weekend viewings are available if necessary.
  • Vetting – We thoroughly vet both tenant and guarantor on ability to pay and support payment of rent.
  • Tenancy – Once a tenant is found we sign them up on a six month Assured Shorthold Tenancy, unless an alternative is requested by the landlord.
  • Compliance – We ensure all documents are signed to cover the landlord for compliance, for more information visit the compliance section under landlord & tenant
  • Payment – Finally we will take payment of first months’ rent and deposit from tenant and organise the moving in.


First months rent and deposit will be forwarded to the landlord as soon as possible and the landlord(s) will be responsible for registering the deposit of a tenant with a Tenancy Deposit Scheme however we can organise this for a fee.

Marketing & Finders Option

For this option of management we will:

  • Attend property to take photographs
  • Advertise the property on Rightmove
  • Advertise in our window advertising and property leaflet
  • Advertise through our Facebook account
  • Have a ‘to let’ board put up outside the property

Each lead we generate will be passed over to you so that you can organise viewings on the property. We will continue to market the property until it is rented.


Our Full Management Option includes every aspect of managing the property, all of the same features that let only option include and much more. Once the tenant has been found and the property is rented the following are the key points of management moving forward:




We have numerous means of collecting rent, from ensuring DSS paid direct, to a standing order set up. Some tenants like to pay rent by card or cash, this can be done in our office. In certain circumstances, we are able to attend a property to take payment on a portable card reader. This leaves no excuse for non-payment.


Tenants have access to our 24/7, 365 emergency helpline, for any property emergencies. This ensures any damage to property in the case of an emergency will be minimised. In addition, all property repair can be reported to Keystone directly. We can then contact you and organise repairs with our dedicated team of tradesmen.


Property inspections are key to a successful rental and the initial inspection is carried out 6 weeks after the date when a tenant moves into the property. Property inspections are then carried out every 6 months for the duration of the tenancy.


When the tenant gives an agreed notice in writing, then we will send all information regarding the vacation and provide details of the condition of the property before they moved in, and when last inspected. On the day of the vacation we will then inspect the condition of the property, and compare this to pictures taken on the day the tenant signed, based on this, and with the permission of the landlord, we would release the deposit of the tenant, (or withhold an amount required if any damage has been done to the property).
